Robina Market Update: What Sellers Need to Know This Spring
By Karyn O’Dea | Team Karyn O’Dea, Ray White Robina
Spring has arrived, and there is always something about this time of year that gets people thinking about what comes next.
The weather is warming up, gardens are looking their best and we are starting to see more homeowners considering whether it might be time for a change.
For some, that means putting the house on the market. For others, it might simply mean finding out what their property is worth and seeing what is happening around them.
From where I sit, Robina continues to be a suburb that buyers are very interested in.
Why buyers continue to love Robina
There is a reason Robina remains such a popular choice for buyers across the Gold Coast.
You have Robina Town Centre, Robina Hospital, local schools, parks, sporting facilities and easy access to the M1 all close by.
But I think it is more than just convenience.
Robina offers a great mix of established family homes, larger blocks, townhouses and apartments, which means there are plenty of options depending on what buyers are looking for.
We see families wanting more space, buyers looking for a low maintenance lifestyle and people wanting to be close to everything without giving up that feeling of being at home.
That combination continues to make Robina a very appealing place to live.
Spring is a good time to take another look at your home
Spring can be a great time to look at your property with fresh eyes.
The garden is looking better, outdoor entertaining becomes more appealing and buyers are starting to think about where they want to be over the warmer months.
If you have been thinking about selling, now is a good time to walk through your home and ask yourself what a buyer is going to see when they walk through the front door.
It does not always mean spending a lot of money.
A good declutter, some fresh landscaping, a tidy up around the home and a few small improvements can make a big difference to how a property presents.
The aim is to make the home feel welcoming and give buyers the opportunity to see themselves living there.
Buyers are taking their time
While there are plenty of buyers looking in Robina, they are not necessarily rushing into a purchase.
Buyers are comparing properties carefully and looking at the overall value rather than simply looking at the price.
They are considering the condition of the home, the size of the block, the layout, outdoor areas, location and what they may need to spend after they move in.
This is why presentation and pricing are so important.
A property needs to stand out, but it also needs to be positioned correctly against the other homes buyers can choose from.
So, is now the right time to sell?
This is a question I get asked all the time.
My answer is that there is no one perfect time for everyone.
The right time will depend on your circumstances, your property and what is happening in the market around you.
What I do think is important is knowing where you stand.
What have similar homes in your area been selling for?
What properties are currently competing with yours?
What are buyers responding to?
And how does your property compare?
Having those answers can make the decision much easier.
Even if you are not ready to sell today, understanding your position now means you can be better prepared when the time does come.

81 Thorngate Drive, Robina | $1,410,000
Every property is different, and that is something I always remind homeowners of.
Two homes in the same suburb can achieve very different results depending on the block, presentation, condition, location, layout and what buyers are looking for at the time.
That is why I believe it is important to look at the local market rather than relying solely on an online estimate.
Thinking about making a move?
You do not have to be ready to sell to find out what your property could be worth.
Sometimes the best place to start is simply having a conversation.
If you are curious about what is happening in your part of Robina, what similar properties are achieving or where your home may sit in the current market, our team is always happy to have a chat.
There is no pressure to make a decision.
It is simply about giving you the information you need so that when the time is right, you are ready.
